Terms and conditions of our apartments in Venice,

Terms and conditions as described below, are subject to change and this edition is specified below. In caso di variazione si prega riferirsi all'edizione valida al momento della Vostra prenotazione on-line. In case of variation please refer to the valid edition at the time of your reservation online. This edition is dated 28 October 2007. At the bottom are listed all changes with the relevant dates.

We rent our furnished apartments exclusively for short breaks, with the stipulation of leasing contracts in accordance with the italian law 392/1978. The price includes the supply of linen on your arrival, our assistance during check-in and during your stay. The reimbursement of electricity, water, gas and air conditioning can be charged extra and specified in our offer.

Reservations require a non-refundable deposit at the time of booking. Reservations will be accepted upon availability of apartments. We reserve the right to refuse any reservation at our discretion. Check the availability by filling the booking form with all data for the period requested. Check the dates, the number of days, the total price and proceed to payment of the installment lease. By request, are accepted all these conditions, no exception.

You will receive confirmation by e-mail within 24 hours. If you do not receive a confirmation within 24 hours, please contact since sending of the message could be incurred in transmission problems.

With the confirmation you will receive the address and directions to reach your booked apartment and all our instructions relative to it, the voucher, the bill, including how to reach your apartment from the nearest airport, highway or railway station and all the information we require, the amount of your balance will be clearly indicated on the confirmation yet, and will be due in cash when you arrive. By our side we will require your data for the leasing contract compilation.

Comunicate us the time of arrival in Venice at least 2 days before the beginning of your stay.

On your arrival you will be received by us directly for the check-in. You will be shown the house and get your key and a list of inventory with a description of all items. These items should be in the same condition when you leave. You will be required to pay the balance of the renting rate agreed and to pay an additional deposit as a guarantee for any damage. The deposit will be refunded you on your departure after the checkout. You will sign the contract, the Privacy forms and personal data for the communication to the competent authorities.

The standard check is done from 16.00 to 22.00 and standard check out is done from 08.00 to 12.00. Arrivals after 22.00 and departures before 08.00 will be increased by an extra charge of Euro 50 .- (fifty). The arrivals before 16.00 and departures after 12.00 are not permitted, unless any agreements on arrival. Failing your arrival on the scheduled day, without any prior communication, we ensure your reservation only up 10 .00 of the next morning.

The final cleaning is usually included, however, it is understood that you will leave the apartment in order, as you found it on the contrary you will be charged by an extra Euro 50 .- for cleaning.

The apartment must be vacated by people and goods between the 08.00 and 12.00 on the day fixed for the departure.

Our prices include: the apartment, the sheets and blankets, check-in and check-out standards, cleaning the apartment before your arrival and after your departure. The apartment includes a kitchen or kitchenette with everything needed to cook your meals and dishes and crockery by the number of people.

The utilities (electricity, gas, water and heating and air conditioning ) are included. The bath towels and kitchen linen are included;

Our prices do NOT INCLUDE: meals, cleaning service and additional sheets during your stay (change whole laundry is done weekly). For these types of service (extra) ask freely.

If your delete arrives at least 90 days before the day of your arrival we will refund the deposit for the entire amount. The amount will be reimbursed net of bank charges incurred by us. If the contract should be canceled by you after the booking confirmation, we will retain a penalty as follows:

• 30% from 90 to 21 days.
• 50% from 20 to 14 days.
• 75% from 13 to 7 days.
• 90% less than 6 days.

Deletes and changes by us, even if improbable, will be comunicated you as soon as possible. If, for any reason beyond our control, we are unable to provide the booked apartment, we reserve the right to transfer you to a similar structure. However, if this is not possible or you don't want to be transferred, we will delete the booking and you will be refunded by the full amount paid to us. We will not be responsible for any additional requirements or complaints by you.

The lessor is not responsible from any and all liability arising from or in any way connected with the use and occupation of property, including injury, loss or damage by fire, theft or criminal activities. We are not responsible for any problems or damage that may occur during your stay in or any damage suffered by you arised by things or persons, not due to poor maintenance or damage caused by condominiums, according to the Italian law. We will not be responsible for any damage suffered by those who enjoy the host. Nor we will be responsible for any loss, delayed or problems occurred for reasons beyond our reasonable control, including but not limited to natural causes such as floods, explosions, storms, fire, war or threat of war, civil disturbances, acts, restrictions, regulations or measures of any kind on the part of any governmental authority or local authority, strikes, disputes or adverse climatic conditions. We will have no liability by broken mechanical equipment such as pumps, boiler, etc., or for failure to provide public facilities such as water and electricity.

The person signing the contract is responsible for the suitable and decent behavior of him and the party people. If the person and the party people behave in a way that is not acceptable by the civil rules, we have the right to ask the person and the party people to leave the premises.

For any damage, voluntary or not, that you can cause during your stay you may want to take out an insurance policy of liability prior to your departure.

The entire responsibility for the consistency of information given on the apartment is only the landlord. We would still receive all your notes and complaints via e-mail, as well as any your suggestions in order to improve our service to the future.

The rented property can be used only for civilian use for short breaks. It is forbidden to take residence in the apartment leased. It is also forbidden to sublet or to loan, in whole or in part, the apartment.

If the unit is not available on your arrival or during your stay for reasons independent by us or due to force majeure, we shift to ensuring equal housing category and beds, but ensuring the same location of the structure booked. If the price will be lower we will refund you the difference.

Your reservation is subject by Italian law and is subject only to the jurisdiction of the Italian court. If any dispute should be eventually arise, competent will be only the Venice forum.
